About Bal Harbour & Surfside

Bal Harbour, Surfside and Bay Harbor Islands are three separate municipalities that share one stretch of Collins Avenue and one bridge to the mainland. Bal Harbour is the smallest and the most expensive: a dozen oceanfront towers from the 1960s Balmoral and Bal Harbour 101 to the St. Regis, Oceana and the Ritz-Carlton Residences, all within a short walk of Bal Harbour Shops. Surfside, to the south, is a nine-block beach town where four- and five-story buildings on Collins face the ocean and single-family streets run west to the bay; Four Seasons Surfside and Arte are its newest towers. Bay Harbor Islands sits across the Kane Concourse bridge, two islands of mid-rise condos and new boutique buildings on Indian Creek and Biscayne Bay.

The daily texture is small-town: Surfside's community center and beach path, the Bal Harbour beach walk, the Kane Concourse restaurants, Haulover Park and its marina at the northern edge. Sunny Isles Beach begins across the inlet, and the Fontainebleau and Mid-Beach are a fifteen-minute drive south on Collins.

Buyers see two markets on the building pages. New and recent towers in Bal Harbour and Bay Harbor Islands trade at some of the highest prices per square foot in Miami-Dade. The 1960s–80s buildings, especially in Surfside, trade at a substantial discount, and their inspection, reserve and special-assessment records — public since Florida's post-2021 condo safety laws — are exactly what each building page tracks.
