About Edgewater

Edgewater is the neighborhood Miami built in the last fifteen years. Where a row of low-rise apartment blocks stood along Biscayne Bay in 2010, a wall of 40- to 57-story condominiums now runs from the Venetian Causeway north to 36th Street — the Paraiso district, Missoni Baia, Elysee, Biscayne Beach, Aria on the Bay, Icon Bay. Almost every tower faces open water, which is the point: unlike Brickell, there is nothing between an Edgewater balcony and the bay except the causeway lights.

The neighborhood's anchor is Margaret Pace Park, eight acres of tennis, volleyball, dog runs and a bayfront path that doubles as the local commons. Biscayne Boulevard carries the retail: grocery, coffee, gyms and a growing run of restaurants, with the Design District's shops and galleries a ten-minute walk north and Wynwood's murals to the west across the rail line. The Arsht Center, the Miami Heat's arena and the Brightline station are one Metromover or ride-share stop south.

For buyers, Edgewater is a condo-only market with a clear pattern: newer buildings command a premium per square foot for water views and resort amenity decks, while the 2008–2016 towers trade at a discount that narrows every year. Inventory is deep enough that price cuts happen, and the sales history on each building page shows exactly where the market cleared.
