About Key Biscayne

Key Biscayne is a barrier island reached by one causeway from Brickell, and it reads like a village rather than a district: a single main road, a village green, and condominiums that rarely rise above fifteen floors. Crandon Park closes the island to the north and Bill Baggs Cape Florida State Park to the south, so the residential middle is fixed in size and nothing new can be built on the beach. The condo stock runs from the 1970s and 80s oceanfront buildings along Ocean Lane Drive to the Ocean Club and Grand Bay complexes of the late 1990s, with a handful of newer boutique buildings on the bay side of Crandon Boulevard.

Daily life is on the island. The Village Green, the K-8 school, the tennis center and the shops along Crandon Boulevard are a bike ride from every building, and the Crandon Park marina and golf course sit at the island's northern edge. Brickell and Downtown are fifteen minutes back across the causeway; the Rickenbacker itself is a weekend cycling and running route with open-water views on both sides.

For buyers the pattern is clear on every building page: no new inventory, a limited number of oceanfront units, and a steady premium for direct ocean views and renovated interiors in the older towers. Several 1970s and 80s buildings have been through Florida's milestone inspections and reserve studies, and the special-assessment history on each building page shows which associations have already done the work and which are still catching up.
