About Downtown

Downtown Miami runs from the river to the Arsht Center along Biscayne Boulevard, and it has changed faster than any other part of the city since 2015. The Boulevard's museum-park row — Ten Museum Park, 900 Biscayne, Marquis, One Thousand Museum — faces Maurice A. Ferré Park, the Pérez Art Museum and the Frost Science Museum, with the bay and the cruise port beyond. West of the Boulevard, Miami Worldcenter has turned 27 acres of surface parking into a district of towers, shops and restaurants anchored by Paramount, with the Brightline station and Metromover a block away.

Living here means walking to a Heat game, a concert at the Arsht, the Perez Museum or a Brightline train to Fort Lauderdale and Orlando. Bayside Marketplace, Bayfront Park and the riverfront restaurants fill the rest. It is the most connected address in South Florida and, on event nights, the loudest.

Downtown's condo stock splits into two eras: the 2007–2009 towers (50 Biscayne, Marina Blue, Vizcayne, Epic) that offer the best value per square foot on the Boulevard, and the post-2019 buildings (One Thousand Museum, Paramount, Aston Martin Residences, Natiivo) at the top of the market. Short-term-rental-friendly buildings are a distinct sub-market here; check each building's rules before assuming.
