Editorial policy

How Own.Miami decides what to publish, where the numbers come from, how AI is used, and how we correct mistakes.

What we publish

Own.Miami publishes building profiles, neighborhood pages, market data and a small number of articles about Miami condominiums: development milestones, public records and what our data shows. We aim for two to three original, data-led articles a week, each one reviewed and signed by our editor. Nothing is published automatically, and we do not publish sponsored content.

Where our data comes from

  • Miami-Dade Clerk of the Court official records: deeds, mortgages, liens, lis pendens and civil cases.
  • Miami-Dade County Property Appraiser: parcels, unit counts, recorded condominium names and sales history.
  • Florida Department of Business and Professional Regulation (DBPR): condominium registrations and complaints.
  • City of Miami 40-year recertification open data.
  • MLS data from the MIAMI Association of REALTORS®, shown as aggregates (counts, medians, price per square foot) and as IDX listings under its terms. It is deemed reliable but not guaranteed.
  • Historical months-of-supply estimates derived from MIAMI REALTORS® and Florida REALTORS® monthly reports, explained in our methodology.
  • News stories name the outlet that first reported them, with that outlet’s own date.

How we use AI

We use AI models for three jobs: drafting articles from the facts in their sources, translating pages into Spanish and French, and extracting facts from public documents (for example, reading a recorded mortgage). AI never decides what is published.

A person reviews and approves every article before it is published, and the article shows who reviewed it and when. Automated checks run first: every number in a draft must appear in its sources, and fair-housing language is screened out. Building descriptions written from recorded facts are approved one at a time as well.

Corrections

If you find an error, email [email protected] with the page address. We check every report, fix the page when we were wrong, and show the update date when an article changes materially.

Independence

Innate Duty LLC is not a real estate brokerage and does not represent buyers or sellers. No one pays to be featured, ranked or reviewed: building scores and indexes use the same formulas for every building. When a reader asks for help buying, a licensed agent at a partner brokerage handles it, separately from our editorial work.

Dates

The date on an article is when it was published on Own.Miami. When a story relies on another outlet or a public record, the source and its own date are shown separately. When we change an article materially, it shows the update date.
