About Own Miami

We help condo buyers understand the building before they commit to the unit — with the sold prices, $/sqft trends, financial-health signals and per-unit value estimates the portals leave out.

Why we built this

Most Miami condo search sites are a firehose of listings with no way to tell a well-run tower from a troubled one, or a fairly-priced unit from an overpriced one. Own Miami is organized the way a careful buyer actually thinks — building by building. For every tower we publish a profile with live inventory, closed-sale history, price-per-square-foot trends, HOA and assessment signals, and a computed Building Score. For individual units we publish a floor-aware value estimate so you can see whether a listing is priced with, above, or below the building.

How we work

  • Independent. We are not paid to feature or rank any building. Scores and estimates are computed from market data by the same formulas for every tower.
  • Grounded. Every number traces back to a source — MLS sales, association data, or a documented model. Editorial content passes a fair-housing and number-grounding screen before it publishes.
  • Honest about uncertainty. Our unit estimates are labeled estimates, not appraisals, and each carries a confidence level. We tell you when the data is thin.

Who we are

Own Miami is a marketing and technology platform operated by Innate Duty LLC. Innate Duty LLC is not a real estate brokerage — it does not represent buyers or sellers and does not provide brokerage services. When you choose to tour a unit or make an offer, you are connected with a licensed Florida real estate professional at our partner brokerage, GuildStone Group LLC (license #CQ1070030), who represents you in the transaction. You are always free to work with any agent you choose.

Our data

Listing and sales data come from the MIAMI Association of REALTORS® MLS; it is deemed reliable but not guaranteed and may not reflect all activity in the market. Building facts are compiled from public records, association materials, and the listings themselves. See our methodology for exactly how each figure is produced, and our IDX disclaimer for data terms.
