Tower 36 Is Now Anantara Miami Resort & Residences
The Tower 36 plat filing of September 2025 led to a new plan: Anantara Miami Resort & Residences, a 50-story tower at 3601 Biscayne Boulevard with 100 branded condos, resort residences and hotel suites, slated for 2030.

The project filed as Tower 36 at 3601 Biscayne Boulevard has a new name and a clearer program. It is now Anantara Miami Resort & Residences, a 50-story tower by One Thousand Group and Minor Hotels, announced in April 2026. The plan has 100 branded condominiums, a block of resort residences and 50 hotel suites, with completion slated for 2030, PROFILEmiami reported. The site is at the north end of Edgewater, on Biscayne Boulevard at NE 36th Street.
From office tower to branded condos
The site has changed plans twice:
- 2023: One Thousand Group filed plans for a 47-story, 635-foot office tower by Kohn Pedersen Fox, which The Architect's Newspaper covered as Tower 36.
- September 2025: a plat application through the affiliate Tower 36 Owner LLC covered 1.6 acres at 3601 Biscayne Boulevard, 345 NE 36th Street and 409 NE 36th Street. It described 922,000 square feet of residences, transient living, a private members club, shops, dining and wellness space, Florida YIMBY reported. The group had bought the site for $53 million.
- April 2026: that program got its brand. Anantara is the luxury hotel label of Thailand-based Minor Hotels.
What the Anantara plan includes
- Tower: 50 stories, about 650 feet.
- Design: Kohn Pedersen Fox as design architect and ODP Architecture & Design as architect of record. Interiors are by Patricia Urquiola, her first U.S. residential project.
- Homes: 100 private branded condominiums, plus resort residences that owners can place in the hotel's rental program. Florida YIMBY counted 120 resort residences in April; the June sales announcement said 100.
- Hotel: 50 suites on the lowest tower floors.
- Sales: ONE Sotheby's International Realty was named exclusive sales firm in June 2026. We found no published price list as of early October 2026.
Why it matters to Edgewater owners
A branded cluster is forming at 36th Street. Anantara joins other branded projects within a few blocks. Jean-Georges Miami Tropic Residences at 3501 NE 1st Ave has five listings asking a median of $1,424 per square foot. ELLE Residences Miami at 3618 NE 5th Ave has listings asking about $1,377. Kempinski Residences is planned at 3801 Biscayne Boulevard.
The resale buildings next door trade far lower. A few blocks east on NE 36th Street, Charter Club (1973) sold eight units in the last 12 months at a median of $407 per square foot. Blue on the Bay (2005) sold 11 at a median of $545. Both rank in our "strong" financeability tier, meaning bank lenders still finance purchases there. Edgewater overall sold 490 condos in the last 12 months at a median of $605 per square foot, with about 13 months of supply.
Resort residences are a different product. Units that owners can rent through a hotel program usually face different lending and association rules than a standard condo. Buyers should check the rental program terms and financing options before treating them as comparable to a regular Edgewater apartment.
Timing. A 2030 delivery puts the tower more than three years out, and no construction start had been reported as of early October 2026.
