Surfside

Surfside is a nine-block town between Bal Harbour and Miami Beach's North Beach: Collins Avenue and the ocean on one side, Harding Avenue's shops and cafés in the middle, and streets of single-family homes running west to Biscayne Bay. It has kept a low, walkable scale that the rest of Collins Avenue lost decades ago, with a community center and pool at the beach, a public tennis center and a main street where the pharmacy, bakery and hardware store are still independent.

The condo stock is a mix of eras along Collins: the Waverly, Solimar and Ocean 88 from the 1990s and 2000s, older mid-rises such as Surfside Towers and Champlain Towers North, and a new wave of boutique buildings such as Surf Row and Altos del Mar 5, alongside the Four Seasons and Arte at the town's north end. The Delmore is rising on the site of the former Champlain Towers South.

Surfside is the reason Florida rewrote its condominium safety laws in 2021, and the town's buildings have been through milestone inspections and reserve studies ahead of most of the county. Those records, and the special assessments that followed, are tracked on each building page here.
