A special assessment is a one-time charge the condo association levies on owners to cover major repairs or reserve shortfalls — for example structural work required after Florida's post-Surfside recertification laws. They can run from thousands to six figures per unit, so buyers increasingly screen for buildings without pending assessments.

Our Building Score includes a Health axis computed from the listing-level signals we extract — special assessments, upcoming assessments, 40/50-year recertification status, association litigation and financing restrictions lower it; an explicit "no special assessments" raises it. It is one input into the overall data-driven score, updated daily.

Should I avoid buildings with special assessments?+

Not necessarily — a building that has already completed and paid for its assessment can be a good value, while a low price may reflect an assessment yet to come. Use the Health signal as a prompt to ask the right questions: what work is planned, who pays, and is it funded.
