North Beach

North Beach begins at 63rd Street and runs to the Surfside town line at 87th Terrace. It is the part of Miami Beach that grew up after the war and mostly stayed that way: blocks of two- and three-story MiMo apartment buildings, the North Shore Open Space Park keeping the oceanfront between 79th and 87th Streets free of towers, a bandshell on 73rd Street, and the 71st Street corridor of Argentine bakeries and Uruguayan grills leading over the bridge to the Normandy Isles.

The condo towers sit in two clusters. Around 63rd to 70th Streets, the Carillon towers, Akoya and La Gorce Palace face the ocean beside the old Carillon hotel and its spa; further north, Eighty Seven Park stands alone at the edge of the park. Between them, 72 Park, Ella and Peloro are the new mid-rises the city's North Beach plan has drawn to the Collins and Indian Creek blocks.

It is the widest price spread on the island: a renovated unit in a 1960s building such as Burleigh House or The Collins can cost a fraction of a new oceanfront tower a block away, with the same beach.
