Villa Miami Reaches 37 of 56 Floors in Edgewater

Villa Miami, the 56-story condo tower rising at 710 NE 29th Street in Edgewater, had reached its 37th floor by May 12, 2026, according to Florida YIMBY's latest progress report. That is about two thirds of its final height, up from the 28th floor in March. The developers and the trade press both still target completion in late 2027. As of October 13, 2026, we found no public report that the tower has topped out.

Florida YIMBY and PROFILEmiami both reported the foundation pour, which Moss Construction carried out in a single 14-hour operation, and both covered the 21st-floor milestone in late January 2026. Florida YIMBY's aerial photos in March showed the structure at the halfway mark.

What is being built at 710 NE 29th Street

Villa Miami is a joint venture of Terra and One Thousand Group, with Major Food Group, the restaurant company behind Carbone, handling the dining and hospitality program. It is the restaurant group's first branded residential tower, PROFILEmiami reported. The plan in brief:

• Size: 650 feet, 56 stories, and only 70 residences, each a half floor or a full floor.
• Team: ODP Architects, Moss Construction as general contractor, and interiors by AD100 designer Vicky Charles.
• Amenities: The Copper Club, a three-level private amenity suite with dining rooms, lounges, a screening room, a salon and wellness space, plus a rooftop helipad. A waterfront restaurant at the base, run by Major Food Group, gives residents priority seating.
• The top: a three-story penthouse of roughly 15,000 square feet, unveiled in December 2025 at an asking price of $55 million.

The listings already on the market

The building is not finished, but it already has listings. On September 21, 2026, three units were for sale, with a median asking price of $5.85 million, or $2,034 per square foot, and a median HOA fee of $6,274 a month.

Compare that with the finished waterfront towers nearby, using closed sales over the past 12 months as of October 13, 2026:

• Elysee: 11 sales at a median $1,087 per square foot, against a median ask of $1,316.
• Aria Reserve: 37 sales at a median $997 per square foot.
• Missoni Baia: 20 sales at a median $986 per square foot.
• One Paraiso: 17 sales at a median $984 per square foot.

Older bayfront towers sit lower again: Biscayne Beach closed 24 sales at a median $847 per square foot, and Paraiso Bay 13 at $780.

Villa's price band is the thinnest part of the market. Our Edgewater market report counts 8 condos listed at $5 million and up, and no closed sale at that level in the last 12 months. Between $2 million and $5 million, 71 condos are listed against 43 sales, about 19.8 months of supply.

Across all of Edgewater, 490 condos sold in the last 12 months at a median of $605 per square foot. With 532 active listings, that is about 13 months of supply. Our Market Index for the neighborhood reads 35, which leans toward buyers.

Why it matters to buyers and owners nearby

A new-tower premium, not a neighborhood price. At about $2,000 per square foot, Villa Miami's listings ask roughly three times the Edgewater median sale and nearly twice the highest building median we track nearby, Elysee's $1,087 per square foot. Whatever price these units reach will say little about the value of an older unit nearby. The closest guide is the price at which Elysee and Missoni Baia units actually sell, not what they ask.

Nothing has closed yet. Villa Miami has no recorded closings or mortgages so far. Its first resale prices and financing terms will only appear in the county record after delivery, and a $5 million-plus resale in Edgewater currently has no recent closed sale to compare against.

The developer's record is measurable. Terra is the lead brand on 17 buildings we track, 13 of them scored. Its Developer Score is 71 (A minus), based on how its delivered buildings perform on quality, financial health, financing and the market.

Timing. Floor 37 in May puts topping out several months away, and the late-2027 target leaves time for facade, interior and certificate-of-occupancy work. Anyone buying under contract should read the contract's outside delivery date rather than rely on a marketing target.
