Living Near Brickell City Centre: Is the Walkability Premium Real?
Condos within a quarter mile of Brickell City Centre sold at a median $675 per sq ft versus $590 farther out, but among towers of the same age the gap nearly disappears.

Brickell's shops and restaurants cluster around one anchor: Brickell City Centre, the open-air center of roughly 500,000 square feet at SW 7th Street and South Miami Avenue, with the South Miami Avenue and Brickell Avenue corridors running south from it. Condo buyers do pay more per square foot close to that core, but Own.Miami's sales data shows the premium comes mostly from the newer towers built there, not from the walk itself.
Where the retail core is
Brickell City Centre was developed by Swire Properties as a mixed-use project of offices, a hotel, condos and retail. Its shopping center spreads over four levels with more than 90 stores, anchored by Saks Fifth Avenue. In June 2025 Simon Property Group announced it had acquired Swire's interest in the retail and parking, a deal Reuters valued at up to $548.7 million.
South of the center, South Miami Avenue and Brickell Avenue carry most of the neighborhood's other restaurants, bars and cafes.
What buyers pay near the core
We measured each published Brickell building's distance from the center of Brickell City Centre and compared MLS closings in the 12 months to October 13, 2026:
| Distance from Brickell City Centre | Buildings | Closings | Median sale per sq ft | |---|---|---|---| | Within a quarter mile | 15 | 246 | $675 | | A quarter to half a mile | 19 | 270 | $601 | | More than half a mile | 42 | 274 | $590 |
The gap looks like a walkability premium. It mostly is not. When we compare only towers completed between 2014 and 2019, the 8 buildings within a quarter mile sold at a median of $742 per square foot and the 8 farther away at $737, almost the same. The core simply has more new towers.
Buildings closest to the shops
The towers within a few blocks of the center and their median closing price per square foot over the same 12 months:
- Rise at Brickell City Centre: 25 closings, $729
- SLS Lux Brickell: 26 closings, $751
- Reach Brickell City Centre: 18 closings, $713
- Brickell Heights: 31 closings, $741
- 1010 Brickell: 19 closings, $798
- Brickell Flatiron: 16 closings, $1,002
What it means for a buyer
If walking to dinner and shopping is the priority, the core delivers it, but the price you pay there is set by the building's age, finishes and amenities more than by its address. Older towers a few blocks farther south on Brickell Avenue are a short ride from the same shops and sell for less per square foot, and the whole Brickell market currently favors buyers: Own.Miami's market report shows about 18 months of supply as of October 13, 2026.
