Cipriani Residences Miami Tops Off, Moves Delivery to Summer 2027
Cipriani Residences Miami has topped off at about 950 feet, reports more than 80% of its 397 homes sold and now targets summer 2027 occupancy, a year earlier than planned.

As of October 2026, Cipriani Residences Miami at 1420 South Miami Avenue has reached its full height of about 950 feet, is reported more than 80% sold, and is scheduled for occupancy in summer 2027. That is roughly a year earlier than the 2028 completion the project was still citing in October 2025, when the tower had just passed its 44th level.
Where construction stands
The concrete structure topped off in mid-July 2026. At about 950 feet, it is described by its team as the tallest residential building south of New York City, ahead of Aston Martin Residences at 817 feet. It will not hold the Miami title for long: Waldorf Astoria Hotel & Residences Miami downtown is rising toward 1,049 feet.
Mast Capital is the developer, Arquitectonica designed the tower, 1508 London did the interiors and Moss Construction is the general contractor. Last fall the frame was climbing one level every three working days; the topping off nine months later is what moved the delivery target forward. Facade, interiors and amenity floors still have to be finished before owners can close.
Sales and the remaining homes
The tower holds 397 residences of one to four bedrooms. The top 18 floors form The Canaletto Collection: six penthouses and 74 other homes. At the topping off, the developer reported more than 80% sold to buyers from over 30 countries, with Fortune Development Sales handling sales. Remaining residences start at $1.8 million, up from $1.7 million a year earlier, and Canaletto homes from $4.1 million.
Amenities cover more than 50,000 square feet: a Cipriani restaurant for residents, a pool deck, a spa, a screening room, children's spaces and a speakeasy on the 37th floor overlooking the bay.
What the towers around it trade for
Own.Miami's MLS data as of October 13, 2026 gives a sense of where finished Brickell towers on this stretch actually close. Next door at 1300 South Miami Avenue, SLS Brickell (2016) recorded 20 closed sales in the last 12 months at a median of $758 per square foot. Across Brickell Avenue, Echo Brickell closed 8 at a median of $1,053, and Four Seasons Residences Miami closed 12 at $1,216.
Across Brickell, Own.Miami's Brickell market report, as of October 13, 2026, counts 747 closed condo sales in 12 months at a median of $610,000 and $608 per square foot, with 1,133 units for sale, 18.2 months of supply and a median of 88 days on market.
Why it matters for buyers and owners
For contract holders, a summer 2027 delivery means closing and final payment are now less than a year away, which is when financing, insurance and the first association budget become real numbers. Buyers who plan to resell or rent should expect a wave of listings at closing: with more than 300 sold homes closing at once and Brickell already at 18.2 months of supply, early resale asks will compete with each other, not just with older towers.
For owners in nearby buildings, the closest finished comparable, SLS Brickell, closes at a median of $758 per square foot, while Echo and Four Seasons close above $1,050. Cipriani's presale prices are quoted per home, not per square foot, so recorded closings in 2027 will show where it really lands, and those deeds, not presale headlines, are the first true comparable for this part of Brickell.
