Calle 8 Drops Music Venue for Homes in Revised 68-Story Plan
The October 2025 Calle 8 filing turns a mixed tower with a 70,000 square foot music venue into an almost entirely residential 68-story building with 500 homes. No construction start had been announced as of October 2026.

The latest plan for Calle 8, a proposed tower at 190 SW 8th Street in Brickell, drops the music venue that once defined it. The October 17, 2025 filing with Miami-Dade County replaces a 70,000-square-foot venue in the podium with residences. That makes the 68-story building almost entirely residential: 500 homes, about 10,247 square feet of ground-floor shops and 3,669 square feet of office space, Florida YIMBY reported. As of October 13, 2026, no construction start had been announced.
How the plan has changed since 2023
| | 2023 proposal | October 2025 filing | |---|---|---| | Height | 55 stories | 68 stories, 737 feet to the top | | Homes | 464 | 500 | | Base of the tower | concert hall or retail option | retail, no venue | | Parking | | 556 spaces (down from 653 in a 2024 plan) |
The 2023 version, covered by Bisnow, let the developer choose between a music hall and retail at street level. A 2024 iteration rose to 856 feet. The current design is shorter, at 737 feet, but holds more homes.
The project and its developer
The developer is Millennium Developments of Brickell, an affiliate of G&G Business Developments, and BMA Architects is the design architect. The 1.4-acre lot runs along SW 2nd Avenue between SW 8th and SW 9th Streets, near the Brickell Metromover station. Homes range from one bedroom to three-bedroom penthouses on the top floors, and a 1,625-square-foot pool is planned on the 42nd floor.
The plan is under Administrative Site Plan Review in the county's Rapid Transit Zone, which governs sites near Metromover stations. It received General Development Plan approval in early 2025. That approval sets the framework, but it is not a building permit.
What Brickell's data says about the plan
The developer's last tower is a useful benchmark. G&G built Aston Martin Residences on the bay in Downtown, finished in 2024. In the last 12 months it recorded 25 sales at a median of $1,266 per square foot, while its 59 active listings ask a median of $1,571. That is about 28 months of supply.
West Brickell resales trade far lower. The established buildings around the Calle 8 site sell for well under half of Aston Martin's prices:
- Nine at Mary Brickell Village (2015): 10 sales in the last 12 months at a median of $550 per square foot.
- Brickell Ten (2016): nine sales at a median of $573.
- The Standard Residences Brickell, under construction for 2027 at 690 SW 1st Ave: listings ask about $1,116 per square foot.
Supply is already high. Brickell has 1,133 condo listings against 804 sales a year, about 17 months of supply, and our Market Index reads 22, a buyer's market. Turning a venue into 500 more homes adds to the pipeline buyers will compare against. Until a sales launch and a construction start are announced, the unit count and design remain proposals.
