Casa Bella Residences, the 56-story tower at 1400 Biscayne Boulevard, is finished and handing over keys. Florida YIMBY and The Real Deal reported in early October 2026 that closings are underway and the first residents have moved in. Miami-Dade County deed records already show 190 developer closings, recorded between August 4 and October 8, 2026, at a median price of $1,363,900.

The building

Casa Bella Residences was developed by Related Group and Alta Developers and is B&B Italia's first residential project:

  • Size: about 650 feet, 319 residences including 10 penthouses, and the 16-unit Cielo Collection on floors 48 to 51.
  • Team: Arquitectonica designed it, Piero Lissoni did the interiors, Enzo Enea the landscape, and Coastal Construction built it.
  • Timeline and financing: construction began in November 2023, with a $240 million loan from Cain International. The Real Deal reports the developers have since paid it off.
  • Amenities: two full amenity floors, an 80-foot lap pool in the gardens, and a 56th-floor Sky Pool Terrace with a second pool and an observatory.

Florida YIMBY puts the building at more than 90 percent under contract. Related told The Real Deal it is more than 95 percent sold.

What the county record shows

Deeds tell us what buyers actually paid and how they paid:

  • Prices: the 190 developer closings recorded so far have a median of $1.36 million. Two units have already resold, at a median of $1.63 million.
  • Financing: about 34 percent of the 191 purchases recorded in the past 12 months used a mortgage. The median down payment was 40 percent, and the lowest was 20 percent. On our Financeability Index, that rates 61, "good".
  • Resale supply: 52 units are already listed, at a median asking price of $1.99 million, or $1,285 per square foot.

That last number is the one to watch. A building that is closing hundreds of units in a few months also gains a large group of new owners who may want to sell or rent.

How it compares with its neighbors

The older towers along this stretch of Biscayne Boulevard trade at far lower prices. Over the past 12 months, county deeds show resale medians of $925,000 at 900 Biscayne Bay, $855,000 at Marquis and $530,000 at Ten Museum Park, where MLS sales closed at a median of $656 per square foot.

Across Downtown, 923 condos are listed against 392 sales in the past year, about 28 months of supply, at a median sale price of $587 per square foot. Our Market Index reads 24, a buyer's market.

Why it matters

For Casa Bella owners selling soon after closing, expect competition from dozens of similar new units, and price against recorded resales rather than the developer's last price list.

For buyers, a just-delivered tower with many listings is often where there is room to negotiate. Its developer-era closing prices, now public, give a solid reference point. The 34 percent financed share also shows that lenders are writing loans in the building.
