PAMM's Picasso-Klee-Matisse Show and the Condos Facing Museum Park
PAMM's Berggruen exhibition runs October 29, 2026 to February 28, 2027. Across Biscayne Boulevard, Museum Park condos sold from $564 to $1,543 per sq ft in the past year.

The Pérez Art Museum Miami opens "Picasso-Klee-Matisse: Masterpieces from the Museum Berggruen" on October 29, 2026, and it runs through February 28, 2027. For the condo towers that face Museum Park on Biscayne Boulevard, a major winter show next door is a reminder of what they are paying for: a museum, a bayfront park and the Downtown arts district within a few minutes' walk.
The exhibition
The show brings nearly 100 works from Berlin's Museum Berggruen and the Berggruen family collection to PAMM, alongside works from PAMM's own collection, including Latin American modern artists. PAMM describes it as the first time its largest galleries are given over entirely to modern art. The collection was assembled by the dealer and collector Heinz Berggruen.
The Berlin museum has been closed for renovation since 2022, and the collection is touring in the meantime: the same exhibition was at the Museum of Fine Arts, Houston from May to September 2026 before coming to Miami.
The towers facing Museum Park
Several condo towers line Biscayne Boulevard across from Museum Park and PAMM, in Downtown and at the southern edge of Edgewater. Own.Miami's MLS data for the 12 months to October 13, 2026 shows how widely prices vary along this one stretch:
| Building | Year built | Closings, 12 months | Median sale per sq ft | Listed for sale now | |---|---|---|---|---| | One Thousand Museum | 2019 | 4 | $1,543 | 14 | | 900 Biscayne Bay | 2008 | 23 | $720 | 20 | | Ten Museum Park | 2007 | 8 | $656 | 22 | | Marina Blue | 2008 | 14 | $617 | 21 | | Marquis | 2009 | 10 | $564 | 9 |
The spread is almost three to one between the newest tower and the 2009 one, even though they share the same view of the park and the bay. Age, unit size, finishes and each association's finances drive that gap far more than the address does.
What it means for buyers
Living across from a museum and a bayfront park is a real amenity, but it does not by itself lift prices in a market with this much supply. Own.Miami's Downtown market report shows 30.1 months of supply as of October 13, 2026, with a median sale of $587 per square foot, so buyers near Museum Park can compare several buildings on the same block and negotiate. Check each building's recent closings, assessments and reserve studies rather than relying on the location.
