Mercedes-Benz Places Miami: Foreclosure and a $1.1B Rescue
The stalled Brickell tower faced a 2026 foreclosure suit; JDS and Fontainebleau Development are lining up about $1.1 billion in financing to restart construction.

Mercedes-Benz Places, the branded condo tower planned at One Southside Park in Brickell, has been stalled since early 2025 and spent 2026 in foreclosure litigation with its lender. As of early October 2026, the developer JDS Development Group and its new partner, Jeff Soffer's Fontainebleau Development, were lining up roughly $1.1 billion in new financing that could restart construction around the end of 2026. Until that loan closes, buyers should treat every date for this project as uncertain.
What happened
The project sits on city-owned land along SW 2nd Avenue that JDS bought for $23 million in 2020, according to Miami Today. Miami Today and Floridian Development both report 791 Mercedes-Benz-branded condos in the plan, and Floridian Development adds a hotel, offices and a restored public park.
Work stopped in early 2025 after crews had built the basement levels, Floridian Development reported. In April 2026 an affiliate of lender Cottonwood Group, which had acquired the project's bridge loan, filed to foreclose, as The Real Deal, Bisnow and Hoodline reported. The lender says the developer missed the January 2025 maturity and owes about $80.4 million in principal and nearly $100 million with interest. JDS countersued, The Real Deal reported.
The rescue financing
In June 2026, The Real Deal reported that Fontainebleau Development was joining JDS and that the partners were pursuing a loan of more than $1 billion. Commercial Observer reported in September 2026 that term sheets were signed for a package of about $1.1 billion led by J.P. Morgan, and Floridian Development reported on October 7, 2026 that closing was expected by the end of the year. The new money is meant to pay off the existing lender and end the litigation. As of October 13, 2026, we have not seen a report that the loan has closed.
The site also carries public obligations to the city, including a replacement fire station on the ground floor, which Miami Today and Floridian Development both describe as part of the approved program.
What it means for buyers
For anyone holding a contract, the questions are the deposit and the delivery date. Florida's condominium law (section 718.202) requires a developer to hold deposits in escrow, and the contract governs whether money above the first 10% of the price can be used for construction, so read that section of your contract.
For buyers comparing options today, Brickell has plenty of finished inventory. As of October 13, 2026, Own.Miami counts 1,133 condos for sale in Brickell against 747 closings in the last 12 months, about 18 months of supply, at a median $608 per square foot. Towers not yet delivered list at a median $1,307 per square foot, against $709 for resale listings.

Nearby finished towers include Brickell Ten and Axis on Brickell. Axis sold 23 units in the last 12 months at a median $555 per square foot.
Listings and records for the project itself are on its building page, Mercedes-Benz Places Miami.
