Both towers of One Brickell Riverfront, LOFTY Brickell and The Standard Residences Brickell, reached full architectural height in June 2026 when their crowns were installed, and the developers are targeting delivery in August 2027. Together they add about 784 condos on the Miami River at the north edge of Brickell, so buyers there will soon be choosing between new units and a deep resale market.
Where the towers stand
General contractor G.T. McDonald topped off the structures in January 2026, Florida YIMBY and South Florida Agent Magazine reported. The crowns went on in June, according to Florida YIMBY and PROFILEmiami. Developers Newgard Group and Two Roads Development said in June 2026 that construction was running ahead of schedule for an August 2027 delivery. That date is still a target, not a confirmed completion.
Arquitectonica designed both towers on the riverfront site just northwest of Brickell City Centre. The latest developer figures, reported in June 2026 by Florida YIMBY and PROFILEmiami, give:
- LOFTY Brickell: 44 stories, 362 furnished residences. Brokerage listings and marketing materials describe it as allowing short-term rentals.
- The Standard Residences, Brickell: 46 stories, 422 residences, marketed from the mid $600,000s.

The resale market they will deliver into
As of October 13, 2026, Own.Miami counts eight units at The Standard Residences, Brickell already listed on the MLS before completion, at a median asking price of $1.08 million, or $1,116 per square foot.
Brickell as a whole, as of the same date:
- 1,133 condos for sale against 747 closings in the last 12 months, about 18 months of supply.
- A median closing price of $608 per square foot, down 3.4% from a year earlier.
- Units in towers not yet delivered are listed at a median $1,307 per square foot, against $709 for resale listings.

Newgard's Developer Score on Own.Miami is 66 (B+). Its delivered buildings show how resales have gone:
- Brickell House (2014): 20 sales in the last 12 months at a median $866 per square foot, about 7.8 months of supply.
- Centro (2016, Downtown): 21 sales at a median $594 per square foot.
- Natiivo Miami (2023, Downtown), its most recent delivery: 85 units listed against 16 sales in 12 months, about 64 months of supply.
The Natiivo numbers show that when many owners in a recently delivered tower list at the same time, resale can be slow. That is worth weighing for anyone buying into LOFTY to rent it out.
