Bugatti Residences Miami: 60-Story Tower Planned on the Miami River

Bugatti Residences Miami is a planned 60-story, roughly $650 million condo tower at 75 SW Miami Avenue Road, on the south bank of the Miami River in Brickell. Announced in September 2026, it would hold 183 residences, four of them penthouses, and is Bugatti's first branded residential project in the United States. No sales have started: the developers say sales are expected to open in the first half of 2027.

What has been announced

• Developers: Prosper Group, headed by Jay Roberts, with Belgium-based Versluys Group.
• Design: Brandon Haw Architecture for the building, Yabu Pushelberg for the interiors.
• Operator: Rhodium, named as the residential operating partner.
• Site: more than 300 feet of Miami River frontage, with water access to Biscayne Bay.
• Timing: sales in the first half of 2027. No construction start or delivery date has been published.

These details come from the developers' announcement as reported by Florida YIMBY, duPont Registry and Parametric Architecture. Pricing, unit sizes and the deposit schedule have not been released, so any number quoted for them today is a guess.

Where the site sits

The parcel is on the river bend between the Miami Avenue bridge and Brickell City Centre. Within about a tenth of a mile are the preconstruction The Standard Residences Brickell and three towers finished between 2006 and 2016: Neo Vertika, Latitude on the River and Rise at Brickell City Centre.

What nearby condos actually sell for

A branded tower will price far above its neighbors. That matters to a buyer for two reasons: the premium has to hold at resale, and the resale market around it is where any future buyer will compare. That is a buyer's market by our measure (more than nine months of supply). The 8 assignment and resale listings already on the MLS for The Standard Residences Brickell, the closest tower still under construction, ask a median of $1,116 per square foot.

What to watch before 2027

For a preconstruction buyer the useful milestones are the ones that make a delivery date real: city approvals for the 60-story design, a construction loan, and a published deposit schedule. Until those appear, Bugatti Residences Miami is an announcement, not a building.
