Baccarat Residences Miami, Related Group and GTIS Partners' 75-story tower on the Brickell side of the Miami River, had reached its 40th floor by March 2026, Florida YIMBY and Hoodline reported, with completion targeted for early 2028. We found no public report of a topping-out as of October 13, 2026, so the 40th-floor milestone is the latest independently reported progress.
The building
The tower rises on a waterfront parcel permitted as 99 SE 5th Street and marketed as 444 Brickell Avenue, where the river meets Biscayne Bay. Florida YIMBY and Hoodline both describe about 360 residences, including riverfront flats and a small penthouse collection. The tower homes start above the podium on the 15th floor. Commercial Observer's 2024 report on the construction loan counted 355 units, so the final count belongs in the condominium documents. Arquitectonica is the architect, Meyer Davis the interior designer and John Moriarty & Associates the general contractor.
The plan includes more than 75,000 square feet of amenities: a La Mer spa, fitness space, pools, a private marina and a 10,000-square-foot waterfront restaurant. Construction is financed with a $328 million loan secured in March 2024, which Commercial Observer reported came from Bank OZK.

Related Group is the lead developer. Own.Miami credits 52 tracked condo buildings to Related, and its Developer Score, which weighs the quality, health records, financeability and market performance of those buildings, is 63 (B+).
What the neighbors trade at
Two useful resale comparisons are the riverfront towers built in 2006 a few doors west on SE 5th Street. Own.Miami data as of October 13, 2026:

- Brickell on the River South: 17 sales at a median $450 per square foot, with 60% of recorded sales bank-financed (Financeability Index 95 of 100).

Brickell as a whole has 1,133 condos for sale against 747 closings in the last 12 months, about 18.2 months of supply.
