Waldorf Astoria Miami Reaches 85th Floor, Nears Topping Out
The 100-story Waldorf Astoria Hotel & Residences Miami reached level 85 in August 2026, started its final cube and targets 2028 delivery.

The Waldorf Astoria Hotel & Residences Miami at 300 Biscayne Boulevard had reached its 85th floor by late August 2026 and started the ninth and final of its stacked cubes, with topping out expected in winter 2026 and delivery in 2028. When it tops out, the 1,049-foot tower will be the first supertall in Florida. The tower passed its 60th floor in February 2026 and has climbed about 25 floors since.
Construction status
- February 2026: the concrete superstructure passed the 60th floor (Florida YIMBY).
- May 2026: Newsweek reported the tower at its 75th floor.
- August 23, 2026: level 85 reached and the ninth cube under way, per Florida YIMBY and Haute Residence, with topping out expected in winter 2026.
- Delivery: 2028. Miami New Times has reported how the target slipped from 2025 to 2028.
No topping out had been reported as of October 13, 2026.
The 100-story tower is developed by Property Markets Group and Greybrook Realty Partners with Mohari Hospitality, S2 Development and Hilton, designed by Sieger Suarez Architects with Carlos Ott, and built by John Moriarty & Associates. It will hold 387 condominium residences and a 205-room hotel.
What the resale and assignment market asks
As of October 13, 2026, Own.Miami counts 23 active MLS listings at Waldorf Astoria Residences, with a median asking price of $10,305,482 and a median of $2,883 per square foot. No unit has closed, because the building is not finished. For comparison, Downtown's median sale over the last 12 months was $587 per square foot, so these units are priced as a different product from the rest of the neighborhood.
The developer's delivered record
On its Own.Miami developer page, Property Markets Group has a Developer Score of 57 out of 100, at medium confidence. Its delivered Miami-area towers include Echo Brickell, Muse, The Elser and, in 2026, E11EVEN Hotel & Residences, whose first owners closed 432 sales on recorded deeds between March and early October 2026. A delivered building is the best evidence a presale buyer has that a developer finishes what it sells.
The waterfront block it joins
Nearby resale towers trade in a different range. One Miami East (2005, 451 units), a few blocks south on Biscayne Boulevard, recorded 18 deed sales from October 2025 to September 2026 at a median of $602,500, and its MLS closings had a median of $550 per square foot. The Downtown market as a whole had 923 condos for sale and 368 closings in the last 12 months as of October 13, 2026, or 30.1 months of supply.
Why it matters
Waldorf buyers are paying for a hotel brand, a supertall and Biscayne Bay views at a price per square foot several times the Downtown norm. Topping out in winter 2026 would end the structural work; the remaining questions for contract holders are the 2028 delivery date and how a building priced this far above its neighborhood resells once it is finished.
