West Grove Residents Sue Over Coconut Grove Playhouse Plan
Preserve the West Grove and 18 neighbors asked a Miami-Dade court to overturn the city's July 9 approval of the county's $59 million Playhouse plan. No ruling yet.

The Coconut Grove Playhouse redevelopment is back in court. On August 27, 2026, the nonprofit Preserve the West Grove and 18 nearby residents asked the Miami-Dade Circuit Court to overturn the Miami City Commission's July 9 approval of Miami-Dade County's $59 million plan, WLRN and the Miami Times reported. No ruling had been reported as of October 13, 2026.
What the city approved in July
The Playhouse site belongs to the State of Florida and has been leased to Miami-Dade County for more than a decade. The county's plan restores the historic 1926 facade, builds a new theater of about 300 seats, and adds offices, shops and a parking garage. The Coconut Grove site sits near Main Highway and Charles Avenue, next to the West Grove.
The city's Planning, Zoning and Appeals Board did not approve the zoning requests in the spring: its motion got five votes to four, short of the six it needed. The county appealed, and the City Commission approved the exceptions and waivers unanimously on July 9, WLRN reported.
What the residents are arguing
According to WLRN and the Miami Times, the petition says the city used zoning exceptions for a mostly commercial project on land zoned Civic Institutional, did not weigh traffic, parking, noise and lighting effects on nearby homes, and asked for an updated traffic study only after approving the plan. It also says the county never filed an authorization and a hold-harmless agreement from the state, which owns the land.
The residents' attorney, David Winker, estimated a decision could take six months to a year and said he planned to seek an injunction to pause work while the case is pending, both outlets reported.
What it means for condo owners nearby
For buyers looking near the Playhouse, the case mostly affects timing. If the court sends the approval back to the city, the theater, garage and commercial space move further out. If it upholds the approval, the block becomes a construction site and later a venue that draws evening traffic to a few small streets.
Condo buildings within about a quarter mile of the site, with Own.Miami data as of October 13, 2026:

- Lofts At Mayfair (2007): 4 sales in the last 12 months at a median $815 per square foot.
