1428 Brickell Reaches Level 25 on Way to Late-2028 Finish

The Residences at 1428 Brickell had reached Level 25 of its planned 70 stories by early September 2026, Florida YIMBY reported, citing developer Ytech. The 861-foot tower rises on the west side of Brickell Avenue in Brickell, across from a row of bayfront towers. It holds 195 condominium residences of two to four bedrooms, with completion targeted for late 2028.

What is going up at 1428 Brickell Avenue

• Design: Arquitectonica designed the tower. Antonio Citterio Patricia Viel (ACPV Architects) did the interiors.
• Construction: Coastal Construction is the general contractor and Capform handles the concrete.
• Foundation: The mat foundation was poured in September 2025 in one continuous 33-hour operation. It took about 13,000 cubic yards of concrete, about 2,700 tons of reinforcing steel and more than 1,300 truck deliveries.
• Solar facade: The west face carries the "Solar Backbone", about 500 photovoltaic windows across nearly 20,000 square feet. Florida YIMBY puts its output at up to about 175,000 kilowatt-hours a year for the common areas.
• Amenities: more than 80,000 square feet.

The money behind it

In November 2025, Ytech closed $565 million in construction financing from J.P. Morgan and Sculptor Real Estate, Multi-Housing News reported. For buyers who put down deposits, a closed construction loan of that size matters. It means lenders have committed the construction money, although a loan carries its own conditions and does not remove every delivery risk.

How nearby bayfront towers trade

Across the avenue, 1428 Brickell faces established bayfront towers that it will compete with on resale. Their recorded sales and listings as of October 2026:

• [Echo Brickell](/buildings/echo-brickell), 1451 Brickell Ave (2017): eight sales at a median of $1,053 per square foot, against 33 listings. That is roughly 50 months of supply, a slow building to resell in.
• [Una Residences](/buildings/una-residences), the newest delivery on the bay in south Brickell (2026): its listings ask a median of $1,998 per square foot. The two resales on record so far closed at a median of $1,898.

Across all of Brickell, 804 condos sold in the last 12 months at a median of $608 per square foot. With 1,133 listings for sale, the neighborhood has about 17 months of supply, and our Market Index reads 22, a buyer's market.

Why it matters

New construction commands a premium here: Una's two resales closed at a median of $1,898 per square foot, against $1,216 at Four Seasons. But the market around them is slow, and Echo Brickell shows how long resales can sit in this bracket. Anyone holding a 1428 Brickell contract should expect to compete with these resales, and with Una's remaining inventory, when the tower delivers in late 2028.
