Construction as of October 2026

By October 1, 2026, crews had poured the second-floor slab, about 664 cubic yards of concrete over roughly 26,200 square feet, as Florida YIMBY and Traded reported. The developer expects the eight-story building to top out by the end of 2026. The delivery quarter depends on the report: Florida YIMBY's October update gives the first quarter of 2028, while other recent coverage keeps the second quarter, so buyers should confirm the date written into their contract.

Why the low-$400,000s price point matters

Most new Brickell towers launch well above the neighborhood's resale median. Parkside sits below it. Own.Miami's Brickell market report, as of October 13, 2026, puts the median closed condo price over the last 12 months at $610,000, or $608 per square foot, across 747 sales.

The same report shows 1,133 Brickell condos for sale, about 18 months of supply. That is a buyer's market by Own.Miami's measure (more than nine months), so a preconstruction contract here is competing with a large pool of finished resale units that can be bought and moved into now.

A buyer weighing Parkside should compare its price per square foot, not just its headline price, with what finished units like these are closing at, and factor in the roughly 18 months until delivery.
