One Brickell Riverfront: Financed, Topped Off, Due 2027
The two-tower project on the Miami River closed $513 million of construction debt in October 2025, topped off in January 2026 with delivery set for August 2027.

One Brickell Riverfront, the two-tower condo project at 99 SW 7th Street on the Miami River in Brickell, closed $513 million of construction financing in October 2025 and topped off both towers in January 2026. At the January 2026 topping-off the developers said both towers should deliver in August 2027 and that construction was several months ahead of schedule.
Who lent the $513 million
The package has two layers, as reported by Florida YIMBY and Commercial Observer in October 2025:
- Senior debt, $370 million. Commercial Observer named The Carlyle Group as the lead senior lender at about $310 million, with TCG Real Estate affiliates adding $60 million. Florida YIMBY described the same $370 million as coming from an undisclosed private lender.
- Mezzanine debt, $143 million, originated by 3650 Capital.
The developers are Newgard Group, led by Harvey Hernandez, and Two Roads Development, which joined the project as a partner.
The two towers
Both towers rise from a shared podium designed by Arquitectonica, with G.T. McDonald as general contractor. The topping-off ceremony was held on January 16, 2026, and the developers said construction was running months ahead of schedule.

Together that is 784 new condos on one block next to Brickell City Centre. The Greek restaurant AVRA Estiatorio is slated for the ground floor. When sales opened at The Standard in early 2025, South Florida Agent Magazine and CityBiz reported starting prices in the $600,000s.
Why the loan matters to a buyer
A closed construction loan is one of the strongest signals a preconstruction buyer gets that a project is funded to completion. With the debt in place and both towers topped off, the main open questions are the final schedule and finish quality.
What buyers in these towers will close into is a Brickell resale market that, as of October 13, 2026, has more supply than demand. Own.Miami's Brickell market report counts 1,133 condos for sale against 747 closed sales in the last 12 months, about 18 months of supply, with a median sale of $608 per square foot. Own.Miami treats more than nine months of supply as a buyer's market.
The closest comparisons next door
Brickell City Centre's two Swire Properties towers, delivered in 2016, are the nearest finished benchmark. From recorded deeds and MLS closings in Own.Miami's database:
- Rise at Brickell City Centre recorded 33 condo sales in the 12 months to September 2026 at a median deed price of $790,000. MLS closings in the last year had a median of $729 per square foot, while its 45 active listings ask a median of $852.
- Reach Brickell City Centre recorded 18 sales over the same 12 months at a median of $900,000, with MLS closings at a median of $713 per square foot.
For context, the 8 active MLS listings for The Standard Residences Brickell ask a median of $1,116 per square foot, well above what finished towers next door are selling for. Buyers comparing an assignment against a delivered unit should weigh that gap.
