Uniqlo Opens at Aventura Mall Nov. 5: The Condo Market Around It

Uniqlo opens its first Miami-area stores this fall: a two-level, roughly 17,000 square foot store at Aventura Mall on November 5, 2026, followed by a store at 530 Lincoln Road in Miami Beach on November 12, according to Miami New Times and Traded. For condo owners around the mall it is one more anchor tenant in a retail center that already defines daily life in Aventura, in a condo market where buyers currently hold the upper hand.

The two stores

• Aventura Mall: opens November 5 on two floors, about 17,269 square feet per Traded. Miami New Times reports a RE.UNIQLO Studio for repairs and embroidery and a UTme! station for custom prints.
• Lincoln Road: opens November 12 at 530 Lincoln Road, about 8,557 square feet per Traded.

Commercial Observer first reported the two Miami leases in January 2026.

The Aventura condo market around the mall

Retail openings do not move condo prices on their own, but walkability to the mall is one of the main reasons buyers pick a building in Aventura. The market those buyers face, as of October 13, 2026, per Own.Miami's Aventura market report:

• 1,153 condos for sale against 748 closings in the last 12 months, or 18.5 months of supply, well into buyer's market territory.
• A median sale price of $420,000 and $324 per square foot, about 7% and 4% below the year before.
• A median of 97 days on market, with sales closing at a median 89.5% of the original asking price.

Buildings closest to Aventura Mall

From Own.Miami's building data, with deed counts from recorded sales from October 2025 to September 2026:

• Turnberry on the Green (2002, 376 units, about a quarter mile away) recorded 18 sales at a median of $455,000. MLS closings in the last year had a median of $391 per square foot.
• 100 Hidden Bay (2000, 370 units, on the water about half a mile away) recorded 18 sales at a median of $737,500, with MLS closings at a median of $441 per square foot. Two current listings disclose a special assessment in force, so ask for the association's budget and assessment schedule.

Why it matters

An anchor tenant that draws traffic helps keep the mall healthy, and a healthy mall supports the walk-to-shops appeal that buildings on the Country Club Drive loop sell on. With 18.5 months of supply, though, Aventura buyers have room to negotiate regardless of what opens at the mall.
