UM's 30-Year Coral Gables Deal: More Students and a Hospital
The University of Miami can grow its Coral Gables enrollment threshold by 4,500 students, add a hospital of up to 100 beds and replace a residential college with 1,458 beds. The city gets a 5.5-acre park.

The City of Coral Gables has approved a 30-year development agreement that lets the University of Miami grow well beyond its current campus limits. The deal raises UM's enrollment threshold from 13,000 to 17,500 students, allows a hospital of up to 100 beds on the Coral Gables campus, and hands the city the 5.5-acre Lee Lincoln parcel as a public park. The commission advanced it 4-0 on first reading in August, according to the Coral Gables Gazette, and approved it at its last meeting of September, Miami Today reported on September 30.
What the agreement allows
- Enrollment: a threshold of 17,500 students, up 4,500. The Gazette describes it as a threshold that triggers mitigation rather than a hard cap.
- A hospital: up to 100 beds in the campus multi-use area without a separate conditional-use vote. No project, construction date or opening date has been set.
- A park for the city: the Lee Lincoln parcel, about 5.5 acres, to become a public park.
- Money and parking: UM's annual payment to the city starts at $1,025,000 and rises 4 percent a year, and the university takes over 70 city-managed metered parking spaces.
New student housing on campus
The first big project under the plan is Gables Village, which replaces Mahoney-Pearson Residential College. According to Miami Today, it covers about 573,804 square feet in two towers with 1,458 beds and a dining hall for about 700, with completion expected by mid-2029.
What it means for condo owners nearby
The condo buildings we track closest to campus sit along Edgewater Drive, about 1.6 to 1.8 miles away: Dakota, Waters Edge, Gables Waterway Towers and The Gables. Own.Miami groups them with the Coconut Grove market, which had 176 condos for sale and 236 sales over the past 12 months as of October 13, 2026, about 9 months of supply. Sales there closed at a median of $865 per square foot, and our Market Index reads 40, a balanced market.
More students, more renters. A threshold 4,500 students higher is a long-term source of rental demand around campus, even with Gables Village's 1,458 beds, which replace an existing residence hall rather than adding that many beds. Owners of smaller units within reach of campus are the most likely to feel it.
A hospital is a long-run amenity, not a near-term one. With no project filed, it is too early to price in.
Traffic and parking. The enrollment figure is a mitigation threshold: growth past it obliges the university to offset the effects, which is where the city will measure the impact on nearby streets.
