Bentley Residences Sunny Isles: Where the Tower Stands in October 2026
Dezer's Bentley Residences is financed and rising, with delivery targeted for 2028. Its first MLS listings ask roughly double what nearby Porsche Design Tower resales close at.

As of October 2026, Bentley Residences at 18401 Collins Avenue in Sunny Isles Beach is a fully financed tower in vertical construction with delivery targeted for 2028. Dezer Development closed a $630 million construction loan in November 2025, finished a record mat foundation pour the same month, and by late July 2026 the concrete frame had reached about 13 stories, according to Florida YIMBY's August 6 update. We found no later floor count as of October 13, 2026.
The money: a $630 million loan in late 2025
Madison Realty Capital, the New York lender, provided the $630 million construction loan, arranged by Berkadia's Scott Wadler and Alec Fox. The Real Deal and Florida YIMBY both described it as the largest construction financing in South Florida up to that point in 2025. At the time the project was reported as more than 50 percent presold, with remaining units from $5.8 million and two penthouses asking $37.5 million each. The loan followed a $40 million predevelopment loan from City National Bank of Florida in 2022, the year sales launched.
For buyers with deposits in the building, a closed construction loan matters more than any rendering: it means the developer has the capital stack to build, not just to market.
The concrete: from foundation to the seventh floor
Coastal Construction, the general contractor, completed the mat foundation in a 36-hour continuous pour using 20,000 cubic yards of concrete delivered in 2,100 truckloads, with 2,400 tons of reinforcing steel. The project billed it as the largest residential construction pour in Florida.
In early June 2026, Florida YIMBY and PROFILEmiami both reported the superstructure at level 7, rising about one floor every five to six working days. Florida YIMBY's August 6 update put the frame at about 13 stories from late-July aerial photos. No floor count since then has been published, so treat any current figure you hear as unconfirmed until it is published.
One detail has shifted in the reporting: 2025 coverage, including the loan stories, described a 61-story, 749-foot tower, while the 2026 construction updates describe 62 stories and 716 feet. The 216-residence count and the 2028 completion target are consistent across both.
What the tower is
Bentley Residences is the second Dezer tower built around the patented Dezervator car elevator, after Porsche Design Tower (Porsche Design Tower). Sieger Suarez Architects designed it with Bentley Motors. Each residence has a private pool on the terrace and a garage for three or four cars inside the unit, and the 20,000 square feet of amenities include a residents-only restaurant by chef Todd English.
What Own.Miami's data shows
As of October 13, 2026, two Bentley Residences units are listed on the MLS: a 2,835-square-foot residence at $5,800,000 and a 3,015-square-foot one at $8,850,000, or about $2,046 and $2,935 per square foot. No sale has closed or been recorded by deed yet, which is expected before delivery.
The useful benchmark is Dezer's own earlier car-elevator tower. At Porsche Design Tower, 10 resales closed on the MLS in the last 12 months at a median $3,950,000, or $1,149 per square foot, while its 23 active listings ask a median $1,803 per square foot. County deeds show 113 developer (new-construction) sales there since 2016.
The wider Sunny Isles Beach market is soft. Own.Miami's market report counts 791 condo closings in the last 12 months at a median $465,000 ($400 per square foot), with 1,299 units for sale: 19.7 months of supply, a buyer's market.
Why it matters for buyers and owners
The financing and the rising frame cut the biggest risk for pre-construction buyers, which is a tower that never gets built. What they do not settle is resale value after 2028. Bentley's new listings ask roughly double the per-foot price that Porsche Design Tower resales have been closing at, in a neighborhood with more than a year and a half of supply. Buyers comparing a Bentley contract with a finished Collins Avenue tower are weighing a brand premium and new construction against prices that resale owners nearby are actually getting today.
