The Rider Residences Tops Off on NE 29th Street
The 12-story Rider Residences at 94 NE 29th Street topped off in September 2026; Ciprés and Rilea Group expect to deliver its 152 furnished condos in late 2027.

The Rider Residences, a 12-story condo tower at 94 NE 29th Street, topped off in September 2026, and its developers, Ciprés and Rilea Group, expect to finish it in the second half of 2027, Florida YIMBY and YieldPro reported. The building sits on the Wynwood side of Midtown, a few blocks west of Edgewater, and will hold 152 furnished residences over about 11,000 square feet of retail.
What the building will deliver
Units run from studios to three bedrooms, 386 to 1,612 square feet, and are sold furnished. Planned amenities include a rooftop pool, a residents' lounge, a wellness area with cold plunges, infrared saunas and a marble Turkish hammam, and a ground-floor lounge called the Leopard Room that owners can book for private events, according to both outlets. Deforma Studio designed the building and Beauchamp Construction is the general contractor.
Earlier coverage in 2025 counted 146 residences; the September 2026 reports give 152. The tower is financed with a $90 million construction loan from Banco Inbursa announced in fall 2025, reported by Commercial Observer and CoStar.
An earlier version of this article listed residence prices of $550,000 to $2.4 million. We could not confirm that range from two sources, so it has been removed.
What resale listings show
Units in the unfinished building already appear for sale on the MLS. In Own.Miami's data as of October 13, 2026, The Rider Residences has 8 units listed for sale at a median asking price of $1.24 million, or $1,193 per square foot.
That asking level sits close to other new Midtown and Wynwood condos: The Standard Residences Midtown at a median $1,181 per square foot (43 listed) and NoMad Residences Wynwood at $1,200 (27 listed). You can compare the three on their building pages: The Rider Residences, The Standard Residences Midtown and NoMad Residences Wynwood. Midtown's older resale buildings closed at a median $582 per square foot over the last 12 months, so new-construction sellers are asking roughly double what resale units have closed at.
Why the supply picture matters
Midtown has 161 condos for sale against 89 closings in the last 12 months, about 21.7 months of supply, and our Buyer/Seller Market Index reads 24 of 100, a buyer's market. The Rider adds 152 units in 2027, and Rilea's 300-apartment rental project next door, Mohawk at Wynwood, broke ground on September 23, 2026. A buyer planning to rent out a Rider unit should price against that rental supply, and a buyer planning to resell soon after closing should expect competition from new inventory nearby.
