E11EVEN Park West: Tower One Closed 432 Sales, Residences Beyond Next
E11EVEN's first Park West tower recorded 432 sales from March to October 2026. Residences Beyond, about 550 units, is expected to deliver in 2027.

The first E11EVEN tower in Park West is finished and nearly sold through: recorded deeds show 432 condo sales at E11EVEN Hotel & Residences, 20 NE 11th Street, between March and early October 2026. Its sister tower, E11EVEN Club Residences Beyond, was nearing its 65-story height in March 2026 and is expected to deliver in 2027. Buyers looking at either tower now face something the presale buyers did not: a resale market inside the building.
Tower one: delivered in 2026
Property Markets Group and E11EVEN Partners developed both 65-story towers with Sieger Suarez Architects and general contractor John Moriarty & Associates. The first tower topped off in early 2025, according to Florida YIMBY, and recorded deeds show owners closing from March 2026. Florida YIMBY lists 456 units for it, the same count Own.Miami holds for E11EVEN Hotel & Residences.
The closings came fast. Recorded deeds by month, from Own.Miami's sales data:
| Month | Sales | Median price | |---|---|---| | March 2026 | 120 | $432,865 | | April 2026 | 105 | $423,000 | | May 2026 | 97 | $471,500 | | June 2026 | 68 | $455,000 | | July 2026 | 28 | $613,358 | | August to early October 2026 | 17 | n/a |
Over the 12 months to September 2026, the median deed price was $447,000.
Tower two: Residences Beyond
In March 2026 Florida YIMBY reported curtain wall installation at about level 57 of Residences Beyond, at 60 NE 11th Street, close to topping out. Florida YIMBY and Discover South Florida both put the tower at about 550 units with delivery in 2027. An earlier version of this article gave Beyond 456 units; that figure belongs to the first tower.
What resale buyers see in tower one
As of October 13, 2026, 73 units at E11EVEN Hotel & Residences are listed on the MLS, at a median ask of $629,000 and $1,473 per square foot. Only 4 resales have closed through the MLS so far, at a median of $1,339 per square foot. With 73 listings in a 456-unit building, about one unit in six is for sale, so sellers compete with each other.
Financing is unusually available for a brand-new tower. Own.Miami's financeability data counts 139 loans from regulated lenders recorded on purchases in the last 12 months, with down payments as low as 3.5%, a financeability index of 67 out of 100 ("good"). About a quarter of purchases were financed.
The market around it
Both towers sit in Downtown, where Own.Miami's market report counts 923 condos for sale against 368 closings in the last 12 months as of October 13, 2026: 30.1 months of supply, a buyer's market, with a median sale of $587 per square foot. When Residences Beyond delivers, another roughly 550 units will close on the same block, so tower one owners who plan to sell should expect more competition, not less.
