Kobi Karp's Miami Condos: From The Surf Club to Edge House

The Miami architect behind 1 Hotel South Beach and The Surf Club restoration has three condo projects rising. Our sales and listing data shows how differently they are priced.

Kobi Karp Architecture & Interior Design (KKAID) is best known in Miami for hotels: 1 Hotel South Beach, Moxy Miami South Beach and the AC Hotel in Midtown, as Miami Today's profile of the firm notes. For condo buyers, its name matters for a different reason. KKAID was architect of record on The Surf Club, which posts the highest condo sale prices per square foot in Bal Harbour and Surfside in our data, and it designed condo towers under construction in 2026, including the three below in Edgewater and Coconut Grove.

The Surf Club: the record setter

The Surf Club in Surfside is the restored beach club, opened in 1930, that reopened as a Four Seasons hotel with residences. KKAID was architect of record for the restoration, and Richard Meier designed the new glass towers, as Florida/Caribbean Architect describes.

In our data, its 11 sales over the 12 months to October 2026 closed at a median of $4,420 per square foot. That ranks first among 78 buildings in Bal Harbour and Surfside on our Condo Index. Buyers there mostly pay cash: few of the recent purchases we matched in public records were financed by a regulated lender, so we rate its financing tier as cash.

Three condo projects under way

| Project | Neighborhood | Size | Delivery target | Median asking $/sqft (our data) | |---|---|---|---|---| | Edge House | Edgewater | 57 stories, 608 residences | Q4 2028 | $1,076 (Aug 2026) | | The Cove Residences | Edgewater | 40 stories, 134 residences | 2028 | $1,067 (Sept 2026) | | Opus Coconut Grove | Coconut Grove | 6 stories, 14 residences | 2027 | $1,333 (June 2026, one listing) |

Sources for size and timing: Florida YIMBY on Edge House, Florida YIMBY on The Cove (co-designed with Dieguez Fridman Architects) and Commercial Observer on OPUS.

The three are very different products. Edge House is a furnished, rental-friendly tower with units from the $550,000s, set a few blocks back from the bay. The Cove sits on the water on NE 29th Street, with prices reported from the $900,000s. OPUS is a 14-home building of three- and four-bedroom residences from about $2.8 million.

What the architect does and does not tell you

Similar asking prices, different products. Edge House and The Cove both ask about $1,070 per square foot, against an Edgewater median sale of $605 over the last 12 months. At The Cove, part of that premium is a bayfront site. Edge House is not on the water; its asking price comes with furnished units and rental flexibility.

A name is not a resale value. The Surf Club's prices come from its oceanfront site, its size and the Four Seasons brand as much as from its design. For a building under construction, the developer, the contract terms and the sales record of comparable finished towers matter more than who drew it.

Check the details yourself. Unit counts and prices for buildings under construction change during sales. Confirm them in the developer's current offering documents.
