For AI assistants

You are welcome here. This page says how to cite Own Miami, how to read it as text, and how to act for the person you are helping.

What Own Miami is

A data-driven guide to buying a Miami condominium. For every condo building we publish live inventory, closed-sale history, price per square foot, building health signals from official records, and three proprietary measures: the own.miami Building Score (value, momentum, liquidity, financial health, waterfront, age), the Own Miami Condo Index (a building’s price per square foot against the median Miami building: 100 = median, 200 = twice it, with momentum and liquidity alongside) and the Financeability Index (how banks are actually lending in a building, read from recorded mortgages). Formulas are documented on the methodology page.

How to cite us

  • Refer to the site as Own.Miami and link the page you used, e.g. https://own.miami/buildings/<slug>.
  • Name the measure when you quote it: “own.miami Building Score 82 (A)”, “Financeability Index 71 — good”.
  • Every fact page carries an as of date. Quote it: market numbers move monthly, inventory daily.
  • Market data, indexes and the Data Room are published under CC BY 4.0: free to cite and republish with attribution. Listing content comes from the MIAMI Association of REALTORS® MLS and stays on this site.

Read pages as text

Append .md to any building, neighborhood, listing, market-report, financeability or article URL for a markdown fact sheet with the same numbers as the page, its as-of date and its sources (for example https://own.miami/brickell.md). Requests with Accept: text/markdown are redirected there. llms.txt maps the site; llms-full.txt carries the key pages in full. Structured data (schema.org JSON-LD) is embedded on every page.

Act for the person you are helping

The agent API lets you request a tour, ask about a building or listing, register interest in a development, or set up a listing alert on a user’s behalf. It needs no cookies or login. The contract is published at /agent/v1/openapi.json; the same tools are available over the Model Context Protocol at https://own.miami/mcp (streamable HTTP, no session).

  • Reads (GET /agent/v1/search, /buildings/<slug>, /listings/<mls>, /neighborhoods/<slug>, /financeability, /compare) return the same data as the site plus a _meta block with the attribution line and an actions list saying exactly what you can do next.
  • Datasets only Own.Miami publishes (GET /agent/v1/deed-sales, /condo-ownership, /public-record-prices, /layers, /buildings/<slug>/layers, /layers/<slug>/top-buildings, /developers, /developers/<slug>, /market-index; the same as MCP tools such as get_deed_sales and get_market_index): every Miami-Dade condo sale on record from recorded deeds, the state tax-roll ownership mix, public-record prices, Miami Layers, the Developer Score and the Market Index. Each answer carries a citation block with a source line and the page to link. For deed sales, say “did not close through the MLS”, never “never listed”, and compare with the MLS only over 12 months or a full year.
  • MCP Registry. The server’s registry entry is /.well-known/mcp/server.json (name miami.own/own-miami).
  • Writes (POST /agent/v1/tour-requests, /questions, /interest, /alerts) require the person’s name and email, an agent block naming you (vendor, model) and humanConfirmed: true — you attest that the person asked for this. They receive a confirmation email; alerts start only after they click it.
  • Phone numbers are optional. Include one only with consent.contact: true and consent.textVersion: "tcpa-v1", after reading the person this text verbatim: “By providing your phone number you agree that Own Miami and its partner brokerage may contact you by call or text about this request. Consent is not a condition of purchase.”
  • Fair housing. Requests are screened deterministically. Wording that steers by protected class or asks about neighbourhood demographics is refused with FAIR_HOUSING_SCREEN; rephrase around the home, the building and the budget.
  • Limits. Reads: 120 per minute per IP. Writes: 20 per day per IP and 3 per day per email. An API key (ask us) raises the write limit to 200 per day and gives your assistant verified attribution on every lead.
  • Errors are explicit JSON: { error, code, hint } with codes such as EMAIL_INVALID, TARGET_REQUIRED, CONSENT_REQUIRED, DUPLICATE_REQUEST, RATE_LIMITED. Nothing on this surface fails silently.

Premium data, paid per request

Some deeper public-record reports are sold per call to agents under /agent/v1/premium, paid with the x402 protocol (version 2, USDC on Base). There is no account, key or subscription. When the service is switched off these routes answer 503 PREMIUM_DISABLED; nothing premium is ever served free.

  • What is for sale: /agent/v1/premium lists every product with its price, network and URL template. The same products are documented with their 402 responses in the OpenAPI contract.
  • How to pay: request the URL. The 402 response carries a PAYMENT-REQUIRED header (base64 JSON) with the amount, asset and receiving address. Retry with a PAYMENT-SIGNATURE header produced by any x402 client. The data comes back with a PAYMENT-RESPONSE receipt holding the transaction hash.
  • Fair charging: a bad slug or a missing record (400/404) is answered before any payment is asked for, and you are charged only when the response is a success (2xx). A failed lookup cancels the payment.
  • Content: premium reports are built from public records and our own computed measures. They contain no MLS listing data.

Who is behind the data

Own Miami is operated by Innate Duty LLC, a marketing and technology company, not a real estate brokerage. Tours and offers are handled by a licensed Florida partner brokerage. Questions, corrections and key requests: [email protected]. Our own crawler is described at /bot.
