_BLS data shows Miami households spend 40% of their budget on housing, the highest of 22 metros. Median condo HOA fees, from $990 to $2,381 a month by neighborhood, add to it._

Households in the Miami metro area put 40.0% of their spending into housing in 2023-24, the highest share of the 22 metro areas the U.S. Bureau of Labor Statistics publishes, according to its Consumer Expenditure Survey release of January 9, 2026. The average household spent $25,613 a year on housing, about $2,134 a month, out of total spending of $64,027. For a condo buyer, the more useful number is what part of that monthly budget the building itself claims before the mortgage: the HOA fee.

## What the BLS survey found

The survey covers the Miami-Fort Lauderdale-West Palm Beach metro area (Miami-Dade, Broward and Palm Beach counties), averaged over 2023 and 2024. Miami Today reported the same headline figures.

- **Housing:** 40.0% of spending, against 33.2% nationally. New York was next at 38.2%, then Tampa at 37.8%.
- **Total spending:** $64,027 a year, the lowest of the 22 metro areas; the U.S. average was $77,907.
- **Income:** average household income before taxes of $89,053, against $103,012 nationally.
- **Everything else:** transportation took 18.0% ($11,540), food 11.5%, healthcare 7.0% and entertainment 3.5%. Personal insurance and pensions took 11.8% ($7,563).

Miami households spend less in total than households in other large metros, and a bigger share of it goes to keeping a roof overhead.

## HOA fees take a large bite of a condo budget

BLS housing spending covers rent, mortgage interest, property taxes, utilities and upkeep for all households, owners and renters alike. A condo owner pays a monthly association fee on top of the mortgage, and in Miami that fee is large. Median monthly HOA fees on condos listed for sale, from Own.Miami's market data as of October 13, 2026:

| Neighborhood | Median HOA per month | Median HOA per sq ft |
|---|---|---|
| {{neighborhood:coconut-grove}} | $2,381 | $1.51 |
| {{neighborhood:bal-harbour-surfside}} | $1,876 | $1.35 |
| {{neighborhood:key-biscayne}} | $1,720 | $1.17 |
| {{neighborhood:sunny-isles-beach}} | $1,394 | $1.13 |
| {{neighborhood:brickell}} | $1,316 | $1.32 |
| {{neighborhood:edgewater}} | $1,256 | $1.21 |
| {{neighborhood:aventura}} | $1,208 | $0.96 |
| {{neighborhood:downtown}} | $1,184 | $1.39 |
| {{neighborhood:south-beach}} | $990 | $1.36 |

At Brickell's median, the HOA alone is $15,792 a year, about 62% of the average metro household's entire annual housing spending in the BLS survey. In Coconut Grove the median HOA, $28,572 a year, is more than that whole average.

## How to use this when comparing condos

Fees per square foot vary more by building than by neighborhood, so compare the fee against the unit's size and what it covers (insurance, reserves, cable, valet). A low fee can mean an older building that has not yet funded its reserves under Florida's post-Surfside rules; a high one can mean the reserves are already paid for.

The resale market gives buyers some room to negotiate the price side of that budget. Brickell has about 18.2 months of supply and Sunny Isles Beach about 19.7, while Key Biscayne is tighter at about 6.8 months.
