# Biscayne 18: Melo Group's 1,178 Edgewater Apartments Move Ahead

_Melo Group's Biscayne 18 at 1825 Biscayne Boulevard will add 1,178 rental apartments in two 45-story towers, after a unanimous review board recommendation and 2026 permit filings._

Biscayne 18, a two-tower project at 1825 Biscayne Boulevard in Edgewater, won a unanimous recommendation from Miami's Urban Development Review Board in mid-2025, and permit applications for its construction were reported in July 2026. Its 1,178 homes are rental apartments, 589 in each tower, not condos. For Edgewater condo owners who lease their units, that is new competition; for buyers, it is more people living along Biscayne Boulevard without adding to the for-sale supply.

## The project, as of the July 2026 permit filings

- **Developer:** Melo Group.
- **Architect:** G3AEC.
- **Size:** two towers of 45 stories, about 465 feet, according to the 2026 permit drawings. The plans the review board saw in 2025 showed a taller tower of up to 55 stories.
- **Homes:** 1,178 apartments, 589 per tower.
- **Podium:** about 26,900 square feet of retail, 17,700 square feet of office space, an event hall and roughly 1,470 parking spaces.

The review board is advisory: its vote is a recommendation to the city, not the final approval. Permit applications for site work, piling and the towers were filed in 2026, and the city still needs an FAA height determination before it can issue the final building permits for the towers.

## Melo Group's record in Edgewater

In Own.Miami's database Melo Group is the lead developer of {{building:1800-biscayne-plaza}}, {{building:23-biscayne-bay}}, {{building:bay-house}}, {{building:aria-on-the-bay}} and {{building:aria-reserve}}, and its Developer Score is 70 out of 100 (medium confidence) as of October 13, 2026.

Two of those towers show how Melo's condo buildings trade today, from recorded deeds and MLS closings:

- **Aria on the Bay** (2018, 647 units): 40 recorded sales from October 2025 through September 2026 at a median of $665,000; MLS closings in the last 12 months had a median of $686 per square foot.
- **Aria Reserve** (delivered 2025, 383 units): 345 developer sales recorded on deeds since July 2025, and 59 sales in the last 12 complete months at a median of $1.72 million.

Biscayne 18 is a different product: it is planned as rentals, so there will be no units to buy there.

## What it means for Edgewater condo owners

{{neighborhood:edgewater}} already has more condos for sale than buyers absorb quickly. Own.Miami's Edgewater market report, as of October 13, 2026, counts 531 condos for sale against 467 closings in the last 12 months, about 13.6 months of supply, with a median sale of $604 per square foot. By our measure, anything above nine months is a buyer's market.

Rental towers do not add to that for-sale count, but they do compete for tenants. An owner who bought in Edgewater to rent out a unit should expect more new, amenity-heavy apartments nearby once both Biscayne 18 towers open, and should underwrite rents accordingly.
