Published: 2026-08-26 · Updated: 2026-10-22 · Author: Jeremías Kastensmidt

_Two years after completion, Aston Martin Residences has 59 units for sale and 25 closed sales in the last 12 months, at prices well below current asking._

{{building:aston-martin-residences}}, the 66-story, 391-unit tower at 300 Biscayne Boulevard Way, was completed in 2024 and is now a resale market. As of October 13, 2026, Own.Miami counts 59 units for sale there at a median asking price of $1,571 per square foot, while the 25 units that closed in the last 12 months sold at a median $1,266 per square foot. With about 28 months of supply, buyers in the tower have room to negotiate.

## The tower in brief

Developer G&G Business Developments built the tower with the Aston Martin brand at the mouth of the Miami River in Downtown Miami. Florida YIMBY puts its height at about 816 to 817 feet across 66 stories, and Yanko Design and Florida YIMBY both give the 391-unit count. Florida YIMBY reported in March 2026 that the building was nearly two years past completion, which matches its 2024 opening covered by Yanko Design and GRAEF.

Compare other towers in {{neighborhood:downtown}} and {{neighborhood:brickell}}.

The gap between asking and closed prices is the number to watch. Current listings are priced well above what recent buyers paid, so a closed-sale comparison for the same line and floor matters more than the asking price.

## How buyers are paying

Recorded mortgages tell a story listings do not. In the last 12 months, regulated lenders recorded 16 purchase or refinance loans on the building, financing 13% of its recorded sales, and accepted a down payment as low as 5%. Most of the other mortgages recorded on the tower came from private lenders rather than banks. Its Financeability Index is 61 of 100. Our checks of Miami-Dade Clerk and Florida DBPR records found no active lawsuits against the association and no DBPR complaints.

## How it compares nearby

The waterfront towers on the same stretch trade at much lower prices per square foot:

- {{building:epic-residences}} (built 2008): 18 sales in the last 12 months at a median $788 per square foot.
- {{building:one-miami-west}} (built 2005): 12 sales at a median $528 per square foot, with a special assessment in force.
- {{building:met-1}} (built 2008): 7 sales at a median $620 per square foot, about 48 months of supply.

Across Downtown, 923 condos are listed against 368 closed sales in the last 12 months, about 30 months of supply.

## G&G's next tower

G&G's next Miami project is [Calle 8](/brickell/news/calle-8-revised-500-unit-plan-brickell), a proposed tower at 190 SW 8th Street in Brickell. Florida YIMBY reported that the latest county filing, in October 2025, replaced a planned music venue in the base with homes; Bisnow had covered the original version with a theater. It is a proposal in county review, not a building under construction, so any height, unit count or date can still change.
