Both towers of One Brickell Riverfront, LOFTY Brickell and The Standard Residences, Brickell, topped off on January 16, 2026, and the developers still target delivery in August 2027. By June 2026 the architectural crowns were in place and work had moved to the facades and interiors, according to Florida YIMBY. Together the two condo towers at 99 SW Seventh Street on the Miami River will add 784 homes to the neighborhood.

## The two towers at a glance

Newgard Development Group and Two Roads Development are building the pair on a shared podium, with G.T. McDonald as contractor and Arquitectonica as architect, according to Florida YIMBY and South Florida Agent Magazine.

- **LOFTY Brickell:** 44 stories, 362 fully furnished residences from studios to penthouses, about 40,000 square feet of amenities including a private marina. Sales materials and broker listings market it with short-term rentals permitted, a point to confirm in the condo declaration.
- **The Standard Residences, Brickell:** 46 stories, 422 studio, one- and two-bedroom homes with interiors by GOODRICH. South Florida Agent Magazine reported prices starting in the mid-$600,000s in February 2026.

- With **1,133** active listings, Brickell has about **18.2 months of supply**, a buyer's market by the usual six-to-nine-month yardstick.

Eight units at The Standard Residences, Brickell were listed on the MLS in late September 2026 at a median **$1,116 per square foot**.
