_The 42-story 250 SW Brickell tower would bring 1,011 rental apartments, 599 of them micro units and 40 percent workforce housing, to a one-acre West Brickell site. For nearby condo owners who rent out units, it is new competition._

A 42-story tower planned at 250 and 296 SW 7th Street would put 1,011 rental apartments on a one-acre lot in West {{neighborhood:brickell}}. 599 of them are micro units of about 275 to 424 square feet, depending on the filing. Marketed as 250 SW Brickell, the project uses Florida's Live Local Act to build taller and denser than zoning allows, in exchange for renting 40 percent of the units as workforce housing. It went before Miami's Urban Development Review Board in December 2025, and the board recommended approval, [Miami Today reported](https://www.miamitodaynews.com/2025/12/29/micro-units-featured-in-1011-unit-brickell-tower/). Other coverage of that meeting said the micro units, smaller than the zoning minimum, received the special city permission they needed. We found no construction start reported as of October 13, 2026.

## What is planned

- **Scale:** 42 stories and about 436 feet, with roughly 772,000 square feet of new construction on a 1.03-acre site that is now vacant.
- **Units:** 1,011 apartments, from micro units through studios, one bedrooms and two bedrooms. An earlier filing showed 1,030.
- **Workforce housing:** about 404 units for households earning up to 120 percent of the area median income, as the Live Local Act requires.
- **Parking:** 269 spaces, 260 of them for residents, plus about 1,000 bicycle racks.
- **Amenities and retail:** a full amenity floor on level 9 with a pool and gym, and about 2,980 square feet of shops on SW 7th Street.
- **Team:** Behar Font & Partners designed it. Namdar Group has the site under contract from Rockville Hospitality, [Florida YIMBY reported](https://floridayimby.com/2025/12/42-story-250-sw-brickell-approved-for-250-sw-7th-st-miami-fl.html).

Unit sizes differ by filing. Floridian Development cited micro units of 275 to 400 square feet, while later coverage of the December review reported 320 to 424.

## Why condo owners nearby should care

None of these units will be for sale. The tower matters to the many West Brickell condo owners who rent out their units, because 1,011 new apartments would compete directly with them for tenants. Small, low-cost rentals are exactly what investor-owned studios and one bedrooms in this corner of Brickell offer.

Our data on the closest condo buildings shows how the resale side looks today:

- **{{building:latitude-on-the-river}}** (185 SW 7th St, 2007, 452 units): 16 sales in the last 12 months at a median of $478 per square foot, with about 10 months of supply. Lenders finance it readily, putting it in our "strong" financeability tier.
- **{{building:neo-vertika}}** (690 SW 1st Ct, 2006): 15 sales at a median of $494 per square foot, and only about six months of supply, tight for Brickell.
- **{{building:smart-brickell}}** (239 SW 9th St, 2023): 25 listings against three sales in 12 months, at a median asking price of $936 per square foot. That is the slow end of new small-unit product.

Brickell as a whole has 1,133 condo listings for 804 sales a year, about 17 months of supply, and our Market Index reads 22, a buyer's market. Owners who plan to rent rather than sell should expect more choice for tenants on these blocks if 250 SW Brickell is built.
