_Miami-Dade's hotel pipeline would add almost 30 percent more rooms. One of the biggest Brickell entries, House of Wellness at 152 SW 9th St, was relaunched in February 2026 as a 656-unit condo tower._

Miami-Dade has 93 hotels in its development pipeline, enough to add 19,306 rooms to a county supply of about 66,000, according to CoStar data reported by [Miami Today](https://www.miamitodaynews.com/breaking/93-planned-miami-dade-hotels-would-bring-30-more-rooms/) in August 2026. That is almost 30 percent more rooms on paper. Far fewer are actually being built: 18 hotels with 3,286 rooms were under construction, and 21 more with 4,458 rooms were in final planning. The rest are earlier-stage proposals, and the pipeline has been shrinking slightly. A year earlier it held 99 projects and 20,412 rooms.

## The Brickell hotel that became a condo

The list illustrates how fluid these counts are. One of its larger Brickell entries is a 43-story, 832-room project at 152 SW 9th Street. That site was first filed as a wellness hotel in 2024. In February 2026, North Development launched it as {{building:house-of-wellness-brickell}}, a 34-story condominium with 656 units and prices from about $390,000, [The Real Deal](https://therealdeal.com/miami/2026/02/16/ricardo-dunin-launches-wellness-focused-brickell-condos/) and [Hoodline](https://hoodline.com/2026/02/brickell-s-new-wellness-tower-promises-condos-with-a-side-of-self-care/) reported.

For Brickell, that means 656 more condo units in the pre-construction pipeline rather than 832 hotel keys. In September 2026, nine House of Wellness units were listed on the MLS at a median asking price of $639,900, or about $1,380 per square foot.

## July's rate jump came with the World Cup

The same report shows the county's hotels earned more per room in July 2026. The average daily rate rose to $207.99 from $169.73 a year earlier, and revenue per available room rose to $138.02 from $117.33. Occupancy actually slipped, to 66.4 percent from 69.1 percent. CoStar's own weekly releases tied Miami's July rate gains to the FIFA World Cup match weeks, for example a 37.6 percent ADR increase in the week of July 5 to 11. It was an event month, not a new baseline.

## What it means for Brickell condo owners

**Short-term rental owners compete with hotels.** In the few Brickell buildings whose rules allow nightly rentals, owners set prices against hotel rooms. New hotel rooms add competition, and a rate spike driven by a single tournament should not be built into a long-term rental budget.

**The condo market is already loose.** Over the last 12 months, 804 Brickell condos sold at a median of $608 per square foot. With 1,133 listings active on October 13, 2026, that is about 17 months of supply, and our Market Index for Brickell reads 22, a buyer's market. Conversions like House of Wellness add to the condo pipeline that resale sellers in towers such as {{building:brickell-ten}} and {{building:smart-brickell}} will compete with when it delivers.
