_Brickell Heights has an Equinox club in its base. Here is what units in the Related Group towers sell for, how they finance, and what to confirm about the gym._

Brickell Heights, the Related Group's twin condo towers at 45 and 55 SW 9th Street in Brickell, has an Equinox club built into its base. Miami New Times named Equinox Best Gym in its 2021 Best of Miami awards. For a buyer, the gym is a lifestyle draw; the numbers that decide value are what units in the towers sell for, how easily they finance, and how much competing inventory sits nearby.

## The building behind the gym

Brickell Heights opened in 2017 as two towers designed by Arquitectonica with 690 residences combined. The Equinox sits in the base of the towers, a block from Mary Brickell Village and the Tenth Street Metromover station, with SLS Lux Brickell across South Miami Avenue. Equinox lists the club at 25 SW 9th Street.

One point to check before you buy: some marketing pages say residents get Equinox memberships through their association dues. Equinox's own club page does not mention it, so ask the association for the current budget and any amenity agreement rather than assuming a membership comes with the unit.

## What units sell for

From MLS closings and listings in Own.Miami's database, as of October 13, 2026:

- {{building:brickell-heights}} closed 31 sales in the last 12 months at a median of $700,000, or $741 per square foot. 61 units are listed, asking a median of $599,999 and $759 per square foot.
- {{building:sls-lux-brickell}}, across the street, closed 26 sales at a median of $882,500 and $751 per square foot, with 62 listings asking a median of $870 per square foot.

Asking prices per square foot in both towers sit above recent closings, which leaves room to negotiate toward the closed figures in a slow market.

## Financing and the wider Brickell market

Lenders are active here. Own.Miami's Financeability Index, built from recorded mortgages, rates Brickell Heights 85 out of 100 ("strong"): regulated lenders recorded 8 loans here in the last 12 months, with down payments as low as 5%.

The broader {{neighborhood:brickell}} market favors buyers. The Brickell market report counts 1,133 condos for sale against 747 closings in the last 12 months, about 18 months of supply, with a median sale of $608 per square foot. Own.Miami treats more than nine months of supply as a buyer's market.
