# Domus Brickell Center Is Over Half Sold. Domus Brickell Park Resales Are the Test

_Domus Brickell Center is under construction and reported more than half sold. Resale listings at the developer's first finished Domus building show what owners of furnished, rental-ready condos are asking, with no MLS closing yet._

As of October 2026, Domus Brickell Center, North Development's 35-story tower of furnished, short-term-rental-friendly condos at 1034 SW 2nd Avenue, is under construction and reported more than 50% sold, with remaining homes from about $600,000. The developer's first Domus building, a few blocks south, opened this year, and its early resale listings are the best preview of how this model trades once buyers own the keys.

## Where the second Domus tower stands

North Development, led by founding partners Ricardo Dunin and Juan Carlos Tassara, broke ground on September 10, 2025. The plan is 579 furnished residences from studios to two bedrooms, run under the developer's Domus FLATS format that allows short-term rentals, with a rooftop pool deck, coworking space, wellness facilities and ground-floor retail. Studio MC + G Architecture designed it and Urban Robot Associates did the interiors.

Sales were above 30% at the groundbreaking. Forbes Argentina reported more than 50% sold in January 2026, and in June the developer said the tower was past half sold and ahead of its construction schedule, with Cervera Real Estate selling the rest from $600,000. The delivery target has been reported as the end of 2027 at groundbreaking and as 2028 in January: buyers should get the current date in writing in the contract, not from marketing.

## What the first Domus building shows

{{building:domus-brickell-park}} at 1611 SW 2nd Avenue is the finished version of the same idea: 12 stories, 171 units of roughly 330 to 975 square feet, with a short-term rental program run by North Management. The developer reported 120 closings in the first 60 days after opening and paid off its $70 million construction loan in April 2026.

Own.Miami's MLS data as of October 13, 2026 shows what happened next. 27 units are listed for resale, about one in six of the building, at a median ask of $799,000 for a median 628 square feet, or $1,333 per square foot, from $540,000 to $1,500,000. None has closed through the MLS in the last 12 months, so those asks are untested.

For context, Own.Miami's Brickell market report, as of October 13, 2026, puts the median closed condo price across {{neighborhood:brickell}} at $608 per square foot over 12 months, with 18.2 months of supply and a median of 88 days on market. On the same stretch of SW 2nd Avenue, {{building:brickell-ten}} at 1010 SW 2nd Avenue, on the same block as the Domus Brickell Center site, closed 9 sales at a median of $573 per square foot, and {{building:smart-brickell}}, a 2023 tower nearby, closed 3 at $923.

## Why it matters for buyers and owners

Furnished, rental-ready units are marketed as a hospitality product, and their asks per square foot are more than double what ordinary Brickell condos have closed at. That premium only holds if resale buyers pay it, and the first Domus building has not yet produced an MLS closing to prove it. Contract holders at Domus Brickell Center will face the same test at delivery, when several hundred small units could reach the market at once alongside the rest of Brickell's supply.

Before relying on rental income, buyers should read the condominium documents for the actual rental rules, the operator's fee split and the furnishing package, and compare the asks above with recorded closings as Domus Brickell Park resales start to close.
