{{building:2200-brickell}}, a five-story, 103-residence condo building at 2200 Brickell Avenue, received its temporary certificate of occupancy in July 2026 and owners have been closing and moving in since. Recorded deeds show how fast: between August 17 and October 6, 2026, the Miami-Dade Clerk recorded sale deeds for at least 74 of its units, at a median price of about $1.7 million.

## The building

Aria Development Group developed 2200 Brickell with Largo and Place Projects, with architecture by Revuelta Architecture International and interiors by ODA, according to Florida YIMBY and Hoodline. Its 103 residences range from one to four bedrooms and include penthouses and garden villas on a site of about 1.7 acres. The developer's sales team reported more than 85% of the units sold when the certificate was issued, and Hoodline reported the same share. Both describe a rooftop deck of roughly one acre with a pool, spa and a quarter-mile walking track.

At five stories it stands out on this stretch of {{neighborhood:brickell}}, where neighbors include towers such as {{building:skyline-on-brickell}} and {{building:bristol-tower}}.

For a buyer, the first resales in a new building are a chance to compare against the developer's original prices in the recorded deeds. For an owner, they set the first comparables for every unit that follows.
